Your Rainbow Home inspection is performed in a manner consistent with the Standards and Code of Ethics of the American Society of Home Inspectors. The purpose of the inspection is to provide you with a better understanding of the property conditions, as observed at the time of the inspection, so that you may make an informed decision as to whether you should purchase the house.
It is important that you understand what a Rainbow Home inspector can do for you as well as what his limits may be. The inspection consists of a visual observation of the major structural, mechanical and electrical systems that comprise a typical home, and which are accessible at the time of the inspection only. The inspector concentrates on the major deficiencies, that is, those areas that could cost many hundred of dollars to correct if defective or which could threaten the health or safety of the building or its inhabitants. However, he also attempts to identify as many of the minor problems as time permits.
The inspection will not include latent or concealed deficiencies. The inspector does not move furniture or stored belongings or lift carpeting. Except for the electric panel, no equipment or systems will be dismantled. Some deficiencies might exist which are beyond the ability of a home inspector to reasonably detect. The inspection report is not a guarantee, a warranty or an insurance policy. In addition, the inspection and report are not intended to reflect compliance with past or present codes.
